Copperas CoveCopperas Cove

Copperas Cove, Texas is a wonderful town located among the rolling country hillsides, grand oak trees, and abundance of wildlife roaming between the sage and cacti. Serving the young residents of Copperas Cove is the highly regarded Copperas Cove Independent School District. Kempner

Located halfway between Lampasas and Killeen at the intersection of U.S. Highway 190 and Ranch Road 2313, Kempner was originally named Picket Valley. After some trouble with the natives during its early days beginning back in the 1850s, the town of Kempner finally settled with its current name, one that was named after Harris Kempner – director of the Gulf, Colorado and Santa Fe Railway that first came through in 1882.

Kempner offers plenty of recreational opportunities that suit residents of all ages. Whether you’re looking for a relaxing day of fishing on the Lampasas River, getting up close and personal with the animals at the Topsey Exotic Ranch or bike ride through nature, you are sure to have a good time. Kempner is known for its small town feel and its availability of homes with acreage. Lampasas

Home to a population of less than 10,000 residents, the small town of Lampasas sits in the heart of Central Texas and Lampasas County. Settled in 1850 by John Burleson, and originally named Burleson, the scenery of Lampasas was made up of natural mineral springs and flowing rivers and streams. The town experienced major growth with the arrival of the railroad in 1882. Today, residents still enjoy the relaxed and tranquil atmosphere of long ago that can still be felt throughout the city streets.

Downtown Lampasas also reflects the past with its historic Victorian buildings, which were an influence of the early architects. The area is also listed on the National Register of Historic Places.

With the largest military base in the nation within close proximity, Lampasas is home to many military families that have sought a close-knit family neighborhood with affordable housing opportunities. The city is also conveniently located near three major highway systems, with only a short drive to the metropolitan Austin, San Antonio, and Dallas/Fort Worth areas.

Currently home to 2,000 plus residents, Nolanville once housed only a few settlers along Nolan Creek back in the 1840’s. By 1882, the first passenger train ran through the small community, attracting more families and more businesses to the area. Today, Nolanville is one of the fastest-growing communities in Texas and with its prime location, unique real estate market and wonderful educational opportunities it is sure to continue that trend.

Nolanville has managed to stay a small town despite its growth in housing; it is primarily a bedroom community of Killeen with only a few businesses. The Nolanville real estate market is surrounded by countless recreational opportunities that everyone can enjoy. From a selection of water sports presented by Belton Lake and Lake Stillhouse to the miles of walking, jogging and biking paths of several nearby parks including Miller Springs Park and the Belton Lake Outdoor Recreational Area (BLORA). In addition to public schools, there are several private and parochial schools. For those pursuing higher education there are a handful of local colleges and universities from which one can choose including Central Texas College, Tarleton State University, and the University of Mary Hardin-Baylor.

SaladoSalado

Halfway between Waco and Austin, the village of Salado is one of the hidden treasures of Texas that is home to nearly 2,500 residents. With a moderate year-round climate and bountiful wildflowers surrounding the area, every resident can feel at home. In its early days, Temple experienced many name changes including Mudville, Tanglefoot, and Ratsville. Three more that serve the city a little more justice perhaps are Progressive Temple, Prairie Queen, and City of Trees.

Financing Your Home >Financing Clauses

Residential sales agreements usually have clauses referred to as financing contingencies which allow the buyers to declare the contract null and void if they are unable to obtain financing. This may be the most important condition in your contract if you are buying a home, so read the contract carefully before you sign it.

Most financing clauses set a time limit of from 30 to 45 days for obtaining a firm commitment from a lender. They may set deadlines for applying for a loan, and require the buyer's full cooperation in obtaining all the information needed to process your loan. If the loan is not approved by the deadline, it may be necessary to request an extension from the sellers or take specific steps to void the contract and get your deposit money back. Be sure to note all of the financing deadlines in the contract, apply for your loan as soon as possible, and be diligent about providing the lender with any documents that are requested.
